Kitchen renovations in the Greater Toronto Area typically range from $25,000 to $75,000 depending on size, materials, and scope. A basic refresh (cabinets, countertops, appliances) starts around $25,000. A full gut renovation with custom cabinetry and high-end finishes can reach $75,000 or more.
A renovation modifies an existing finished space — updating kitchens, bathrooms, or living areas in a home that's already been built out. A fit-out (also called a tenant improvement) builds out a raw or shell commercial space from scratch — installing walls, flooring, electrical, plumbing, and finishes for a retail store, restaurant, or office.
Most structural work, additions, and projects involving plumbing, electrical, or HVAC changes require a building permit in both Markham and Toronto. Cosmetic work (painting, flooring, cabinet replacements without moving walls) typically does not. Yellow Pencil handles all permit applications as part of the project.
Look for contractors with a verifiable track record (completed projects you can view), clear written estimates, references you can actually call, and proper licensing and insurance in Ontario. Avoid contractors who ask for large cash deposits upfront or refuse to provide a written contract. Yellow Pencil is fully licensed and insured with 300+ completed GTA projects.
